PNK Group Acquires 37 Acres of Land in Connecticut

Industrial developer PNK Group has acquired the Baker Hollow site in Windsor, CT. The 37-acre property will be developed into two facilities of 300,000 and 120,000 square feet. Located just two miles from Interstate 91, ensuring excellent connectivity for the project.

The PNK Baker Hollow site is conveniently located, providing access to over 44 million people across New England, New York, and New Jersey. Windsor is a part of the Hartford metropolitan area, which has a population of over 1.2 million people.

In the immediate vicinity of the site, there are already major corporate tenants, including Amazon, Trader Joe’s, HomeGoods, Marvin Windows, Safelite AutoGlass, Home Depot, and others.

Hartford’s metro area offers a broad labor pool, a well-developed regional transportation network, and close proximity to major retail and logistics operators, enhancing the site’s potential as a hub for supply and distribution across the U.S. Northeast Corridor.

This is PNK Group’s second transaction in the region. In March 2025, the company acquired a 21.75-acre site for the development of a 218,000-square-foot industrial facility. PNK Group continues to expand its presence along the entire East Coast, having previously closed deals in Pennsylvania, New Jersey, Virginia, and Georgia.

For the construction of its facilities, PNK Group leverages its proprietary Building Assembly Set (BAS) system. The company’s method is based on the use of large-unit blocks for precise and efficient construction. All standardized large-unit blocks are produced at PNK Group’s own plants in Georgia and Pennsylvania. Pre-assembled building elements stored in warehouses allow for rapid assembly at the construction site.

PNK Group’s buildings are versatile and highly adaptable, enabling seamless conversion between warehousing and manufacturing uses without significant reconstruction costs.
